Brookfield Properties, a major player in Downtown Los Angeles’ commercial real estate scene, is setting its sights on transforming a portion of the Northridge Fashion Center into a residential complex. The proposed project focuses on redeveloping an underutilized parking area and a standalone retail building at the mall’s northwest corner.
Brookfield has submitted an application to the Los Angeles Department of City Planning, outlining plans for a five-story wood-frame apartment building. The proposed structure will house 350 units, offering a mix of studio, one-, and two-bedroom apartments ranging in size from 465 to 1,107 square feet. The development will also include an attached parking garage with a capacity for 466 vehicles, supplemented by an additional 38 surface parking spaces.
TCA Architects is leading the design of the Residences at Northridge Fashion Center, as the complex is called. Renderings showcase a contemporary low-rise building featuring cantilevered balconies and a facade composed of stucco, metal, wood panels, and stone. The architectural plans reveal two courtyards overlooking Shirley Avenue on the western side, a central green space within the complex, and amenities such as a roof deck and a fitness center facing a south-facing driveway.

This new housing development at Northridge Fashion Center follows closely on the heels of a similar project completed just last year by Shea Properties. Located southwest of the mall, this recently finished complex offers 429 apartment units and incorporates street-level retail space. The addition of the Residences at Northridge Fashion Center further solidifies the trend of integrating residential options within established retail hubs.
The Northridge Fashion Center project is just one of several ventures Brookfield is currently pursuing in the Los Angeles area. In addition to its ongoing activities in Downtown, including the renovation of the Wells Fargo Center atrium and the California Market Center in the Fashion District, Brookfield is also constructing a substantial apartment tower adjacent to the Figat7th mall. This continued investment underscores Brookfield’s commitment to reshaping the urban landscape and providing diverse real estate options in key locations.
