Simon Property Group has announced plans for a major redevelopment project that will include the addition of 850 luxury apartments by AMLI Residential. This new residential component will be integrated into the existing shopping center, following the planned closure of JCPenney in late 2025. The project is slated for completion in late 2026. Beyond the residences, the redevelopment will also encompass 100,000 square feet of new retail space, new dining options, expanded green spaces, and ample parking for both residents and visitors. This project signifies Simon’s commitment to evolving the retail landscape by creating mixed-use destinations that blend shopping, living, and leisure.

This residential integration builds upon recent multimillion-dollar renovations at Fashion Valley, which have already introduced a refreshed aesthetic and a host of first-to-market luxury brands. Recent additions to the center’s impressive roster of retailers include Dior, Bottega Veneta, David Yurman, and Dolce & Gabbana. Further enhancing its luxury offerings, Celine is anticipated to open in the second quarter of 2024. Omega is also planning to reopen, alongside new arrivals Tudor, Veronica Beard, and Zimmermann later this year. Looking ahead, Christian Louboutin and Fendi are scheduled to join the lineup in 2025. This continuous influx of high-end brands solidifies Fashion Valley’s position as a premier shopping destination.

Fashion Valley’s appeal extends to an affluent customer base across a broad region, encompassing greater San Diego and even reaching into Mexico. This strategic location, combined with Simon’s ongoing investments, continues to attract leading names in luxury and European fashion. Earlier this year, Rolex Boutique Fourtané significantly expanded its presence at Fashion Valley, doubling its footprint with a unique San Diego-inspired design. Planned enhancements include an additional 155,000 square feet of retail and dining space, a 200-key luxury hotel, a second parking structure, and upgraded amenities, featuring a VIP Suite.
